August has a rhythm all its own.

Gardens are at their fullest, the pathways fill a little earlier before the afternoon heat arrives, and patios, parks, and community events invite us to spend a little more time outside.

Hydrangeas are by far my favourite flowering shrub, and this time of year I can't help but admire them whenever I come across a yard in full bloom. I also find myself working from my backyard patio whenever I can. Fresh air, a good cup of coffee, and a little greenery make even the busiest days feel a little more balanced.

I hope you find time to enjoy everything that makes a Calgary summer so special before the routines of fall begin to return.

The Homes We Never Forget

Most of us can think of a home we'll never forget.

It might have been the house you grew up in, your grandparents' place, or the first home you made your own. Chances are, it isn't the square footage or the number of bedrooms that comes to mind. It's the little things.

Maybe it was the lilac bush that bloomed every spring, the creaky front porch, or the kitchen where everyone naturally gathered. Perhaps it was a favourite reading nook, the view from the dining room window, or the backyard where summer evenings seemed to last forever.

That's one of the reasons I love getting to know the homes I represent. Before we talk about photographs or pricing, I always want to know what my clients love most about their home. Sometimes it's a sunny breakfast nook, a garden they've spent years nurturing, or the front porch where neighbours became lifelong friends. Those stories help me understand what makes a home truly special and they're often the very things that resonate with the next family who walks through the door.

Because in the end, we aren't just selling a house. We're passing along a place where someone else's memories are waiting to begin.

Market Pulse

July brought a slightly slower pace to Calgary's housing market, which is typical for this time of year. Buyers continue to have more choice than they did over the past few years, creating more balanced conditions across much of the market.

Detached and semi-detached homes remain steady, while apartment-style condos continue to favour buyers due to higher inventory levels. Overall, well-priced and well-prepared homes are still attracting strong interest.

My takeaway: Every neighbourhood and every property type is performing a little differently right now. Whether you're thinking about buying, selling, or simply curious about your home's value, understanding what's happening in your specific area is more important than ever.

Ilona's August Pick

If there's one thing I'd recommend doing before summer comes to an end, it's spending an afternoon floating down the Bow River.

If you've never floated the Bow River before, August is the perfect time. Grab a few friends, pack a cooler, don't forget your sunscreen, and enjoy one of Calgary's best summer traditions. There's something special about seeing the city from the water, and it's one of my favourite ways to spend a warm afternoon.
