Calgary Summers Just Hit Different

There's something about July in Calgary that always reminds me how quickly summer passes.

One day you're putting away your winter boots, and the next you're reading a book in a hammock, enjoying dinner on your patio, or watching the Stampede fireworks light up the sky at 11 p.m.

Real estate has been busy as well. Buyers are becoming more selective, and homes that are thoughtfully prepared continue to stand out. It's a good reminder that while the market changes, good presentation and a sound strategy never go out of style.

I hope you're finding time to enjoy the little things that make Calgary summers so memorable. They always seem to go by far too quickly.

The Best Time to Move Isn't Always the Best Time to Sell

One of the questions I'm asked most often is, "When's the best time to sell?"

It's an understandable question, but over the years I've found there's often a better one to ask:

"When will moving improve my life?"

Sometimes a home no longer fits the season of life you're in. Maybe the kids have moved out and there's more house than you need. Maybe you're working from home and need dedicated office space. Or perhaps you're simply ready to be closer to family, parks, or the lifestyle you've been imagining.

Those reasons don't always line up with what headlines say is the "perfect" market.

While timing can certainly influence the outcome of a sale, it's only one piece of the puzzle. A thoughtful strategy, realistic pricing, and careful preparation often have a much bigger impact than waiting for the market to be just right.

The best move isn't always the one made at the perfect time. More often, it's the one that helps you live the life you want next.

Market Pulse

Calgary's housing market continues to become more balanced, giving buyers more choice while creating different conditions depending on the type of home.

Detached homes remain relatively steady. Inventory is still limited in many neighbourhoods, and well-priced, well-prepared homes continue to attract strong interest. In some areas of the city, detached home prices are still reaching record highs.

The biggest shift continues to be in the condominium market. With a significant increase in apartment-style inventory, buyers have more options and more time to make decisions. As a result, condo prices have softened compared to this time last year, making it a more favourable market for buyers.

Overall, Calgary has just over three months of housing inventory, placing us in a balanced market. While buyers have more choices than they did a year ago, desirable homes that are well prepared and priced strategically continue to sell well.

As always, every neighbourhood and property type tells a different story. Understanding your local market remains one of the most important parts of making a confident buying or selling decision.

The Riverbend Book Exchange

A heartfelt thank you to everyone who joined me at the Riverbend Book Exchange last month. What began as a simple idea turned into a wonderful afternoon of books, conversations, and meeting both familiar and new neighbours.

One of my favourite parts of the day wasn't just seeing books find new homes, it was the opportunity to connect with so many people in the community. Whether you came to browse, donate, or simply stop by to say hello, thank you for making the event such a success.
