April is when things start to come back to life.
My tulips are just starting to push through, the sun has a little more warmth to it, and walks with my dog feel livelier again, with more people out, parks filling up, and that spring energy starting to return. There’s a shift this time of year, and you can feel it.
I’m seeing that same energy in real estate.
There’s been a lot of conversation lately about the market slowing down, but here in Calgary, that’s not what I’m seeing.
It’s busy.
Buyers are active, homes are moving, and the ones that are positioned well are getting strong attention, sometimes very quickly.
This is the rhythm we typically see as we move into spring in Calgary.
Buyers are more informed. Sellers are asking better questions. And strategy is starting to matter more than timing alone.
This time of year always brings more movement but it rewards clarity and preparation.

Market Pulse
Calgary’s market continues to move as we head into spring—but not all segments are behaving the same way.
Detached homes are still seeing strong demand, especially when priced and presented well. In many areas, there simply isn’t enough supply to meet that demand, which continues to support stable pricing and steady activity.
Apartment-style condos are experiencing a different dynamic. With more inventory available, buyers have more choice, which means these properties are taking longer to sell and require more strategic positioning.
Row homes continue to sit somewhere in between—more balanced, with conditions depending heavily on price point and location.
Overall, the market is stable and active, but not uniform.
Some homes are moving quickly with strong interest, while others require more precision to stand out.
As we move further into spring, this gap is likely to become more noticeable.
Understanding where your home fits within these conditions is what allows you to make confident, well-timed decisions.

Riverbend Book Exchange & Little Library Trail
I’m excited to be hosting a Riverbend Book Exchange this spring; a simple way to bring people together and share stories, literally.
The idea is easy: bring a book (or a few), take a book, and spend some time connecting with others.
Alongside the exchange, I’m also creating an updated map of all the Little Libraries throughout Riverbend, something I’ve been wanting to put together for a while, and it felt like the right time to bring it to life.

Any remaining books will be shared through Little Libraries or donated to local organizations such as the Drop-In Centre and WINS.
