Calgary Real Estate Market Update

Price adjustments mostly driven by apartment and row style homes

Thanks to steep pullbacks in the apartment condominium sector, total residential sales in Calgary eased by 17 per cent compared to May of last year. While the drop does seem significant, the 2,568 sales this month remain 11 per cent higher than long-term trends for May and improved over last month.

New listings continued to rise this month compared to sales, resulting in further gains in inventory levels. However, the monthly gain in both inventory and sales prevented any significant change in the months of supply compared to April. With 2.6 months of supply, conditions are still relatively balanced.

“Compared to last year, easing sales and rising inventories are consistent trends across many cities, as uncertainty continues to weigh on housing demand. However, prior to the economic uncertainty, Calgary was dealing with seller market conditions, and the recent pullbacks in sales and inventory have helped shift us toward balanced conditions taking the pressure off prices,” said Ann-Marie Lurie, Chief Economist at CREB®. “This is a different situation from some of the other larger cities, where their housing markets were struggling prior to the addition of economic uncertainty.”

Last year there was limited inventory across most property types and price ranges. Recent inventory gains are creating pockets of the market that are struggling with too much supply while in other areas supply levels are still low relative to the demand, resulting in divergent trends in home prices.

Both detached and semi-detached home prices have remained relatively stable this month and are still higher than last year’s levels. Meanwhile, row and apartment style homes have reported modest monthly price declines and May prices remain below last year’s levels, as improved new home and rental supply is weighing on resale prices. Overall, the total residential unadjusted benchmark price in Calgary was $589,900, slightly lower than last month and over two per cent below May 2024 levels.

🚨 Flood Season in Calgary: How to Protect Your Home from Water Damage

As June rolls in, so does Calgary’s flood season, bringing the risk of heavy rainfall, rising river levels, and potential basement flooding. Whether you're a long-time resident or new to the area, it’s important to understand how to safeguard your home from water damage before it becomes a costly problem.

🌧 Why Flood Risk Increases in June Calgary’s flood risk peaks in late spring and early summer due to:

  • Snowmelt in the Rockies

  • Heavy rainstorms common in June and July

  • Saturated ground unable to absorb more water

Even if you're not living near a river, flash floods, clogged gutters, or improper drainage can still pose a serious threat.

🛠 7 Ways to Protect Your Home from Water Damage

  1. Check Your Gutters & Downspouts Make sure gutters are clear of debris and downspouts extend at least 2 metres from your home’s foundation. Overflowing eavestroughs are a leading cause of basement leaks.

  2. Inspect Your Sump Pump If your home has a sump pump, test it regularly and consider installing a battery backup. These systems are critical in preventing basement flooding during storms or power outages.

  3. Seal Foundation Cracks Small cracks in your foundation can let in a surprising amount of water. Seal them with waterproof caulking or have a professional take a look if you're unsure.

  4. Grade Your Yard Away from Your Home Water should slope away from your foundation, not toward it. Add soil where needed to redirect rainwater and reduce pooling near basement windows or doors.

  5. Install Window Well Covers Basement windows are a flood risk, especially during sudden storms. Clear acrylic covers help keep water out while still allowing light in.

  6. Know What Your Insurance Covers Not all homeowners’ policies include flood or overland water coverage. Review your insurance and speak with your provider about what’s protected and what isn’t.

  7. Create a Flood Emergency Plan Store valuables off the basement floor, keep important documents in waterproof containers, and have a quick-access emergency kit ready just in case.
